Garage Set Backs - we have been successful in working with the city to adjust the garage set backs from the 10 ft indicated in the VCSDP to 5 ft for VCLL zoning in Petroglyph Estates. The approved garage set back is now 5 ft.
Curb Cuts - we have also been successful in working with the city to amend the curb cuts from 14 ft to 20 ft.

By doing so, the impact fees due and payable to the City of Albuquerque will be reduced by the amount listed in the current Impact Fee Ordinance under the fee schedule for road impact fees. The application of road impact fee credits must be made prior to the payment of all permitting fees and the issuance of a building permit. If payment is made and the building permit is issued, there will be no refunds for road impact fee credits not applied. However, the property owners will retain their road impact fee credit as defined in the current City of Albuquerque Impact Fee Ordinance under Section 14-19-19 Credits”.

There are 3 segments of SAD 228. The segment to the northwest of Boca Negra Dam includes several mixed use zoned lots at the intersection of Universe and Rainbow Roads. The segment immediately south of Paseo del Norte is primarily mixed use zoned lots. The segment in the center, east of Unser Blvd and south of Kimmick Rd includes residential zoned lots in Units 18, 19 and 22.
Volcano Cliff Sector Development Plan
The Volcano Cliffs Sector Development Plan (VCSDP), which the VCPOA collaborated with the City of Albuquerque, has established building and land use regulations that support attractive, environmentally friendly neighborhoods. The Sector Development Plan includes a variety of large residential, smaller residential, rural residential, mixed use, and commercial zones that provide the foundation for complimentary, but unique, neighborhoods. The Plan also includes parks, trails, and open space nestled among the variety of zones that will provide home owners a myriad of living choices.The Volcano Heights Sector Development Plan (VHSDP) which is just to the north of Volcano Cliffs will be a center for job creation. Unser Boulevard provides easy access to jobs in Rio Rancho at Presbyterian Rust Medical Center, Sandoval County Regional Medical Center, and similar companies. Unser Blvd also provides quick access to the South Valley and Interstate 40. Substantial residential development is occurring around it such as: The Boulders, The Trails, Montecitto and Paradise Views. These neighborhoods are growing, and some have only a few lots available.
There is no Architectural Control Committee for this neighborhood because the regulations for development are included in the Volcano Cliffs Sector Development Plan.
